@Eyong Agbortogo Estoppel agreements are used to clarify things like if the tenant has a security deposit, what they pay in rent, if they are month to month or under the impression they are on some type of annual agreement.

Although I will admit he has created multiple impressive businesses.

@Jonathan Miranda - it would be helpful to know where you are buying/are located (your profile does not indicate...), so that someone more familiar with your area can comment.  

I believe in taking matters into my own hands by strolling around the property alone to have a firsthand look at the exteriors and analyze the general condition.During these inspections, I pay close attention to important details like drainage, brick or siding condition, sidewalks, and even resident profiles.

If you don't do the homework, you will give them the impression you may not be up to doing the homework with real estate investing.
