Basically your authority as a landlord is shared with a committee of busy bodies. - Another thing about the HOA that is unknown is how well it's finances are in order.

Learning by itself does not make one wise, but acting upon the information we learn for the benefit of oneself and to humanity is wisdom.

Any websites, governing bodies or other feedback is more than welcome. 

@Scott Szurek, Most states have a governing body that does child care assessments to make sure the property is kosher for running a day care.

@Jacob Sampson Probably the same SOCAL overall areas lead in all possibilities good or bad just from a sheer human volume point, but maybe not per capita.  

Right now you really want to focus on enhancing your human capital ( and college) but along the way, like summers and down time, I would really read all you can on real estate strategies (be it flips or buy and holds) and even think about some hands on work if you have access (relatives in the industry, summer jobs, etc) to an opportunity (even as a laborer on a crew)..

It's great but I just have a few questions like if there was poop (human) in the toilets and they were smelling and if there was cat, rabbit, dog etc poop all over the house floors and objects; urine over everything, what would you use to sanitize it or to kill the smell and probably pathogens so that you can start cleaning?
