After the first year of renting them, and if their values have risen enough, I'll "trade up" for something else with a higher cashflow (assuming I go for a higher downpayment.) 

Our occupancy rate has been higher this fall, using Airbnb and VRBO than it was during the summer and spring months, when we were listed on all 3 platforms.

If my husband and I were to start over again we would buy higher quality assets and not be focused on immediate cash flow and unit count like we were when we started this after exiting a fairly decent sized small business.

The electric bill is also high, it is a little higher allocation than the propane.  

AND, if you ever sell without a 1031 before you die you’ll probably end up paying higher taxes in the end.

The longer you hold at the higher HML rate will really impact your bottom line.

This person will most likely always pay on time and their is a higher likelihood they are clean which will mean in the end of their lease you can lease it to the next person while theyvare there and the deposit will cover the small charges. 

But the more property you buy the higher the likelihood of being involved in a situation where asset protection above basic liability insurance can SAVE YOUR A_ _ !

They claim to furnish properties for 2-3 times the usual monthly rent with the help of their "designer team" , but the actual costs are 5-7 times higher.

But section 8 is the way to go, higher rents + more security.
