Plus, nothing makes your code enforcement staff happier then when you can show your making an honest attempt to keep your rental properties up to standard. 

A residence, IMHO, is not an investment, but just another expensive doo-dad we buy to make ourselves happier.

I live in LA and was reluctant to make a purchase in Kansas City but over a year later I couldn't be happier. 

I could not be happier with them. 

I am happier with how I present my property.

I had similar issues myself and switched managers recently to a company that I'm much happier with.

At that level you also compete against the buildings with a ton of amenities for the type of buyer (i.e. not a family) where as with a 2 bedroom you can get a family that many times is more stable and may be happier with the layout of a house.3) You left out taxes.

But I challenge that in that if what you are doing makes you happier then it is a benefit for all that you know and interact with.  

You should make sure to get multiple bids, some will be happier than other.

I also agreed to replace the electric panel as it came up on the buyers inspections as a fire hazard. ( 1% of purchase price $1,500)I learned a lot and couldn't be happier.
