You ask a question that all investors ask sooner or later.I'll let others chime in, but from what I've seen when a person is just starting out, there is not the need to incorporateright away.But those that own dozens of properties are probably incorporated.If you are just a beginning investor, wouldn't it be better to masterthe art of the deal and begin to show some profits?

DON'T WORRY ABOUT MONEY. i repeat DON'T WORRY ABOUT MONEY. focus on finding deals. when you can find deals money finds you. all you have to do is stand up at an investor meeting and say "i have a deal with $30k in equity etc... and i'm looking for a partner." someone's gonna approach you and want more info. 5. let everyone know you're interested in real estate. you'd be surprised who may be involved in your sphere that you never even knew. it could be a coworker with a few rentals or someone you see at the gym weekly etc.6.

Of course circumstances (retirement, medical expenses, divorce, etc.) may cause you to sell sooner than you want but let's face it, how much can you *really* lose on an investment property of let's say $150k.
