Some high-end STR's (like in Joshua Tree) do use professional models, but for your market and property type, I’d suggest removing personal photos and focusing on the space itself, so guests can imagine themselves there, which is really what you want.You also have 81 photos, that’s too many.

Personally, I would hold onto the home a bit longer.

Personally I would want to manage the rental myself at least in the beginning to make sure you get good ratings.

Every company has atleast 1 person who leaves a negative review but what you fail to realize is that this is real estate.

People want reliability, honesty, being on time, and having a good personality more than just a few $$.

This does not seem realistic to have a credit score of 580 if a person doesn’t even have a SSN. 

I will caution you that if they pull something like this and you immediately start offering any concessions as is repeatedly addressed above - this type of personality will make note of that and the threats will be ongoing for the duration of their tenancy.
