Why would you give them free rent with they still have full access and use to the stove, refrigerator, walls, closets, flooring, roof, garage, lawn, etc.?

They come with fantastic insulation between the floors, extra parking on the side with a separate entrance, their own laundry, and plenty of bedrooms up & down.

1-4 units the floor rate I have recently is 6.5% for 30 year fixed residential. good credit, ratios, etc factor in but par is landing around 7.25%-7.5% without buying it down.

I only have one exit/entrance but I have a deck on the second floor unit so I'm thinking I can have a emergency ladder that goes to that from one of the windows.
