How did you find this deal and how did you negotiate it?

I think their logic was that a family with 12 people (parents and 10 boy children) would have difficulty finding a suitable house with say 6 bedrooms.In addition to the Federal guideline, some local ordinances address occupants both tenants and owners. 

I would like to find a way to generate additional income and am exploring options other than having a long-term roommate.

In order to find success we have to study failure

As far as renting, I'd say find a good neighborhood and do good tenant screening. 

As an investor myself, I can also help you find more deals and grow your rental business. 

You are casting a very wide net without providing what your prioritized criteria might be.

Contrary to most business lending, the REI industry has a lot of "non-bank" lenders that provide attractive loans that can lower your cost of capital and improve your profit/cash flow. 

Everyone I speak with wants to umbrella my home until they find out I don't have one.
