If they do not have the money to pay rent and/or have the money and do not prioritize paying rent there is little you will be able to do to change that in most cases.Just be sure to factor into your numbers the cost associated with evicting these tenants if they fall behind.

You know how many times in 20 years of doing real estate I have heard the sky is falling the fees are too high and so and so company is going to replace brokers and agents because fees are high?

Most likely the state where the property is located is where lawsuits would be brought if they are something for personal injury like a trip and fall or something of that nature because the “cause of action” arose in that state.

STR in those areas do well year round because of fall colors and ski resorts and snow mobiling if they are on a lake, but on the flip side you are paying significant more because they serve dual purpose.
