I have a stay at home wife and 2 young boys (1 and 3) and we do not want to expose them to anything unnecessary for the time being (showing a house/moving ect).

@Greg Pasquale, financing through your LLC would most likely hurt for these reasons:Financing will be more difficult as the lender will want the LLC to have a strong and profitable track record.You won't get as favorable terms since it will be a commercial loan.You're increasing your risk by exposing your property to your side hustle and your side hustle to your property.

Specifically, Johns Hopkins has already clarified the “several hours to several days” study, which suggests a far lower likelihood of anyone contracting COVID-19 from a hotel or STR stay versus riding a crowded bus, having someone cough on them while buying 80% off tiger shirts at Wal-Mart, or getting takeout from the local fast food joint that just happened to have one of their employees sneeze as they were packing up your food (which by the way, are all still businesses and experiences we are all exposed to).

I know they're electric too but should be more efficient and better at heating the space. im thinking I need to address the basement first though since it's completely uninsulated and pretty exposed but before I can do that would need to address the water issue,sill plate and probable repointing and some kind of paint treatment.
