Have you encountered any problems (particularly with contractors) in your rehabs given that you're fairly remote to Ely?

There are many new-build neighborhoods in Central Ohio where the every other house has a for sale sign on it, and many w/ HUD stickers in the window -- this is not one of those neighborhoods...

Most of them have acceptable zoning, but I've encountered some that do not.

Of course they are going to inflate numbers and omit some expenses you'll encounter along the way just so it sounds good and easy to do.

The best advise that I've encountered has been right here on the forum.

The first thing you need to do is to understand very well the market, neighborhoods and the property type you will be investing in, their idiosyncrasies, current situation, and dynamics that is where prices and rents are headed (up or down) - if you are going to be investing in what I call "bargain" properties you need a mentor experienced in this type of investing (I am not one of those) because you will encounter many details turns and situations that are not described by books...

I am so glad I went for it, despite all the negative issues I've encountered already.

MikeOH, on the other hand, does not seem to have encountered that problem.If I buy a rental with a mortgage, then, yes, I have a mortgage.

There are always scenarios in which a property manager hasn't encountered yet but some other manager has a story about how he solved it.
