I believe that the Federal Reserve is going to cut rates by 25-50 bps at it's September meeting (no emergency cut), but that 30-year fixed rate mortgage rates will rise to upper 6s low 7s around the same time, and Commercial borrowing rates, including for multifamily, will increase as well. 

We are rural and opportunities and maybe less frequent than other areas.

In addition, since the rule changes, it seems like many agents are delaying the whole conversation until the very last minute when the buyer has little or no opportunity to object, research, or think about what they are agreeing to, without risking losing the home they just decided to offer on.

Now with 29 SFR, I don’t need much in emergency $ because the rentals generate 19k/month profit.
