I think there is a disconnect you when you say "larger, expensive deals with low COC return'.

Perhaps that is the disconnect with your CPA???

Inspection report also came out today. 1)Issues with water damage in the crawl space, 2)dryer vent is disconnected in the crawl space. 3)A section of the Metal trim on a garage door seems to be missing as well. 

I like this area because it is essentially disconnected from the broader American economy. 

I suppose my disconnect is.... it doesn't make sense for a private investor to give you thousands of dollars to sit in your account waiting for the right deal to pop up.... just to satisfy that 60 day rule. 

I can run the credit and background, but the disconnect I'm having is the actually showing of the property.

If you fully disconnect and then call them back for a temporary power pole connection the fee goes way up in my area. 

One change is that I received an email from the Agent that said they got word there was a" 'Water issue' happening at the property, where water was exiting one of the units (duplex), and the city turned off the water, but it appears the tenant disconnected the meter, and the pipes have frozen".
