That type of interest rate is very high and it would be best to try to refinance, but the pricipal balance on the loan needs to be lower than the appraisal value of the home.The bankruptcy is going to really botch things up as a new lender is not going to get involved in a refi until the bankruptcy is discharged.

Kids get into it and have no idea what they are in for.... and it is NOT dischargeable in bankruptcy.

Last year I declared bankruptcy(due to a bad loan and lemon of a home) which is now discharged so the home is in foreclosure.

This sounds like a BK13 not a BK7 as I inquired above, since in BK7 once its dismissed or discharged which is generally 4-6 months, you can resume the foreclosure if they did not intend to keep the property.

As a landlord this is not great but- remember- if they hang around and rack up a few months of rent, that debt may not be discharged in the bankruptcy and you might be able to collect on them!
