Lenders that don’t require an appraisal will perform a desktop appraisal but will typically have a very conservative view on the value of the property to protect the company’s investment.

The main reason I am trying to become a broker is because I am looking for a fulfilling career where I can help people, build something and do not have to sit at a computer screen doing mindless tasks for 8 hours a day. 

@Benjamin Arritt I use QuickBooks Desktop. 

I would compute the actual tax that you will pay and decide if it is just better to pay the taxes. 

A laptop may be preferred due to portability but if there are suggestions of desktops I will look into them. 

@Jay Hinrichs Do you think the crook’s goal with that one was to get you to open the link in the “secure message” (which I would guess would probably install some sort of virus or malware on your computer)? 

I did not abuse this.. but we did have a customer service rep that handled our account and she would do a date down on the computer verbally to me.. 

Kind of like when you find something at Walmart marked "professional grade", usually it's not.Figuring out rental prices is an art, not something a computer can do, period. 

From my desktop research looks like its quite expensive and difficult to earn an attractive CoC return.
