As for any damages, Bring it to her attention that there is damage, and tell her you will need to coordinate repairs, and you will send an invoice to be added to the rent the next month.

I haven't had good luck with Rentometer or other automated comps.So, two additional considerations:It's counter intuitive, but I believe that if you have a good understanding of rental rates for the city, and the street/immediate neighborhood of your rental, you can get pretty dang close... even if the street doesn't have any comps year by.

We also inspect our properties at lease once per quarter, fix any damages and invoice the tenants if appropriate (we do not wait until the end of the tenancy).
