An LLC that elects to be treated as a Corp depends on whether the election is C Corp or S Corp.

To piggy back off of @Max Emory with Buildium, they have Corporate Accounting so no need for another accounting software.

There are other avenues to review but I agree past rental history is important (disclosure I have 15+ doors right now)If you feel bad for them then rent to them.My point is its corporate america and you are blaming the wrong person - you are blaming the corporation but you should be blaming the politicians who create an environment that is tenant friendly and sue happy. 

There is an issue with disconnecting calendars from time to time (mostly booking.com), but they have a very attentive helpline and product team who are constantly making updates with it. 

This one is not important or good if you don’t take care of your properties but I update all of my units AND want my tenants to take car of the unit so a yearly inspection with the Sec 8 Inspection is great for me.

One way of making it work would be to partner with GC in a corporation. you can google RMO or RME.  

If appraisal is done on this one, and it came in over list price, ask the agents to update your contract to get up to 2% of the sales price towards closing costs without changing agent commissions.

I have a good job as a corporate CPA, I’m not looking to leave that to go full time necessarily, more looking to build toward an early retirement in 15 years (dream scenario).
