It’s like they have nothing to lose - it’s only win-win for them.I'm pretty much staying out of the conversation as I have never had a dealing with Scott and can't speak from experience. 

I think that that approach is vastly superior to investing in US real estate only but, hey, different opinions make for a good market and a forum with interesting conversations. 

If there have been a few months of late payments though, that definitely warrants having a deeper conversation with the current owner.If the owner doesn't know much about the cause of their tenant's late payment situation, go directly to the source and have a friendly conversation with the tenant and introduce yourself.  

Conversely, if a seller's agent has Seller A at 3% and Seller B at 2%, which house are they most likely to return phone calls on?
