I do not know if THD will continue to find other tenants, they supposedly have a directory of homes and move tenants into them.

Even though I don't have long hour blocks in my day where I can dedicate to REI education or execution, these little efforts each day have taken me further than I was just a few months ago and will continue to take me much farther in my REI journey.

If you start communicating before things get all legal, then that shows everyone in the neighborhood that you are willing to work within the regs and with the neighbors in order to fix issues.If you aren't the problem, things are smooth with your STR, then you want to convince them that they should let things continue and penalize the problem properties and not yours.My 2 cents as per usual.

Thanks so much for your help in advance I would see if you could do a rent to own or seller finance. you are going to have trouble getting financing without income for a primary residence as the lender has to follow federal guidelines and your ability to repay - which if you do not have income that makes it challenging to qualify. 

Also, how can you confirm that they are going to continue to be in the military for some time, and not going to get kicked out or discharged, or already has been?

I appreciate your input in my continued efforts to gain more knowledge on investing in rental properties.

You could just let the tenant continue renting on a month-to-month basis.
