.- my painter/drywall guy/cleaner husband/wife team, who charge me the same whether it takes 1, 2, or 3 coats of paint to cover the nasty colors a former landlord allowed- the floor refinishing guy, who has done a good job on 8 or 9 floors this year.

My current flip had what I considered ugly grey siding and I was going to replace it but decided instead to stucco the foundation, chimney, and used accent colors that played well with the grey, it looks great and I saved a load of cash by not replacing the siding.

I plan to do a major overhaul on the exterior and add front porches, shutters, different paint colors and new windows and make them look completely new.

Just an update on this house.I went and looked at the house yesterday and had my agent give me real numbers $110k ARV, $950-$1100 rentShort version: I gently offered $70k, they declined and said they would hang on to it and keep trying.My evaluation:Seems like a nice neighborhood alot of older people, and decent incomes (assuming based of the vehicles in the driveways and landscaping)First thing I noticed as I pulled up was the house was an ugly color and inconveniently narrow driveway lolThe inside was actually very nice the kitchen was all new, (everything was cheap materials i.e. vinyl "tile" floor, formica countertops, nice big cabinets but no hardware) But the original hardwood throughout the rest of the house was very nice, bathroom looked new but again cheaper materials.

We were cleaning just last week getting ready for a new tenant, had the windows open and had a knock on the door, stated they were family of the new tenant and wanted to see the bathroom color so they could buy curtains etc.
