I was 4 months into my career post college so I emptied my savings account and loaned money from my parents for the down payment.

No personal experience with Matt yet but I'm familiar with most, since I'm running several REIAs (mainly MassRealEstate dot net)Or you can get a Liberal Arts degree for $60k/year and see how that pays off:-(

I believe there's always a market for college rentals, though certainly care would need to be taken tin bringing in the right renters for the school year.

Honestly, if you cant carve out at least a minimal degree of time to learn and understand this vast process, Iḿ telling you things wont turn out good. 

Hearing that a room rents for $900 is easier to stomach for a young college student than the whole house renting for $1,800.

My father used to own a 4-unit rental property in a location near a college campus for 20 years.

While Ginger & Chris are both right to a degree that modulars often use 3/4" OSB for the floor, but so do most stick built homes.

My parents were able to pay for most of my college tuition, my wife's parents paid for even less.
