Keeping even a very small accommodation five star clean is dirty work.

Anyone know a good way to get these clean?

Breaking the lease without the legal justification may subject the tenant to payment of the remaining rental fees, damages and cleaning fee and other costs indicated in the lease agreement.

The best was this morning, "Tenant left without cleaning out the fridge, it now smells, how do I get rid of it " YES this was a post !!

I can think of mortgage, taxes, insurance, STR insurance, water/sewer, electricity, trash, internet/cable, cleaning (can pass through), supplies, and software.

Service was to clean/service the boiler and install a new boiler gauge. 

I hate tiling as well...the worst is once you lay it out and are 90% done...grouting/cleaning SUCKS even more!  

Contamination is where it can get a bit pricey, when the contamination remediation is said to be complete make sure that the property gets a clean bill of health from the state.

Have to look for a lender who will get you closed, good rates and a clean process.

So I'm in at $151k.I think this was a case of right place at right time with a seller that just wanted to unload, and the cash clean deal worked.To top it off, the property is on 2 quarter acre lots and the second lot is buildable.
