It is super basic but just says where the fire extinguishers are, where the water main shutoff is, the main electrical breaker, has an encouragement to call 911, and includes some critical phone numbers in case they can't get a hold of me right in the moment.

The MIP insurance, last I looked was about 2 1/4 points and is amortized over the life of the loan, about twice what a 90% LTV conventional loan is, while it is high, it's not a deal breaker.

I am a fairly frugal person but I grew up really poor and there are certain things that are deal-breakers for me: junk cars that leave me on the side of the road, struggling to pay utilities, not being able to go to the doctor (actually, I have VA coverage so that doesn't really count), not being able to properly care for my dog.

He covers all the big ticket items like the roof, foundation, electrical, HVAC, etc.There was one home we had under contract, and his consultation discovered that the breaker box was one of those Federal Pacific breaker boxes, which is a known fire hazard.
