As I was doing that the county restructured and property taxes went way up killing most of my profit on the ones I hadn't sold yet.So I would probably not try that again unless there were external forces I knew about that were already working to change the area.My suggestion would be to get very familiar with the local government and chamber of commerce in the area and see what is going on.

You can go to Chamber of Commerce meetings, if you belong to a religious organization that’s a great way to network.

If i'm looking to go long i need to know others are long on the area as well... so in that case i would look towards newer developments in the area and see if money is flowing in or out... in short buy a buncha local coffee and visit the local chamber and talk with a local commercial broker to really get a feel for the cities future.

To see if one is in your area, I'd suggest talking to the local apartment owners association or chamber of commerce.

But, think about the cost of the roof and how often it has to be replaced, and maybe the cost of paying a gardener to mow the lawn, add that up over the lifetime of a roof, divide by number of months and see if the HOA fees really make sense.Find something else with no HOA fees, where you can be sure of the actual costs for the future and be in control of your property, where the only laws that can affect your property are put into place by a government or chamber of commerce where there are people involved that normally are a lot smarter than the homeowners who get on the board of the HOA with some weird personal agenda and zero property management experience.I kept my condo in Davis, CA for about 3 years and couldn't wait to sell it.
