Hey Kenneth - I've never used Zenbusiness but I do in North Dakota we go directly to the state website and open up a "Foreign LLC" whenever we're buying and doing business in other states with properties. 

Buying a house near the comps would be a bad deal since they would be buying at a premium.

Biggerpockets probably not the place to find someone to buy a note against a business as most of us are only real estate.
