Definitely get the estoppel letters and copies of existing leases.Apartment complexes change hands frequently (if judging by the "under new management" is any indication) and I can assure you they don't kick everyone out and start from scratch.

You're just stacking risk factors in a tougher, blocking and tackling market. 

If you rent through an off-site company, the on-site company blocks your room off and won't rent it to anyone who comes in the hotel or resort.

But I got a letter from section 8 that their portion was going up over $800 starting in June.The previous landlord never rented out the studio downstairs.

Expect to be asked to write a letter attesting to the fact that you value a short commute over the extra bedroom, maybe WFH is over and you have to start going to the office again, the 4th bedroom was your home office, but you no longer need it... that certainly makes sense and would also go through with any lender that ever wanted to get my brokered business again.
