@Jeff Quintanilla  you were blessed doubly because in the year you did the short sale the IRS had a moratorium on issuing 1099C for short sales and debt forgiveness.. this is the one instance were Uncle actually was thinking about the average American who found themselves in an upside down situation. things have bounced back I bought a rental in orchards at the peak 209k rented for 1k..

So in 10 years I'm collecting $7100 rent and have $1,170,000 in appreciation if the market performs the same as it has for the last 40+ years.Or I can bail just like I've witnessed EVERY decade for the last 5 only to piss away the rent growth and appreciation.

If the deal is for $140k all cash (and you get $40k right back), you're probably OK. but any half-wit loan officer the tenant uses will see right through what you did, which is to artificially bump up the market history of the property to influence the appraisal and mortgage size the tenant is applying for.
