Also, it may be smart to consider the differences in the rental rate if you were to decide to shift strategies to an STR or LTR one day. 

As soon as I shifted my mindset to offering value and treating the tenants as business partners along with a win/win/win for all is when things started to change for us.

You have an automatic edge. 

But if your ARV is way off or you finish the flip 5 months from now and the market has shifted and you don't make much, neither do they.

In all honesty, I havent used it because Im so used to our mentorships model, to change models, is like learning how to go from driving automatic, to standard.

By the end of each shift I am sweaty, feel great and made some extra cash. 

I think the thing that is being missed here is the Profit First method of allocating revenue to different “buckets” there are banks that do this automatically for you, whereas, with a traditional bank you would manually have to do this.
