Some of my hobbies include snowboarding, cycling, hiking, reading, and cooking.My job is mostly remote and I've seriously decreased my workload through automation, so I'm looking for something else to do that will give me good hands-on experience in the REI world, and ideally earn some extra $ on the side.

It is ok to "overpay" based on your standards if the location litterly can't be beat.

Easy to set up properties as classes /ovations, automate the invoicing (a nice looking invoice with my logo).

I've moved to a full automated move out process equipped with video walk throughs that explain the process and what its we look for in regards to cleaning and how the property should be left for a tenant to get their full deposit back.  

I just move it over and pick up all the litter off our lawn.

I'm basically doing what @Erik Hatch is right now, working on beefing up my material, automation, processes, etc...

He also mentioned he has a well behaved cat which only uses the litter box.
