Assuming that the target group is unable to attain a conventional loan and put 20% down, why wouldn't they just go with an FHA or other type that offers low down payment options?

But if it is still in private hands work on the seller's real needs.....Investors (or home buyers) often fall in love with a house and keep trying to buy one that is, for one reason or another, just not attainable for them but they can't get that property off their plate.

Probably not, as borrowing money to avoid foreclosure indicates that they probably don't have any other means of attaining cash, which means once my money is gone, they have no means of repayment.I'm a big believer that past actions are a good indication of future actions.

There is a lot of value out there to be had and if it is provided at a reasonable cost than to some it is worth the money.The unfortunate truth however is that two often unsophisticated people (and some that should know better) are attracted to slick sales seminars and systematically stripped of any money or credit they can muster to chase a dream they could attain if they had real mentor-ship and guidance.
