While they go back and forth, I wanted to try and educate myself on the situation. 

Knowing this I had my real estate agent contact the seller's agent, let them know the situation and then made a back-up offer asking for only 15 days to close on a cash deal.

This is an interesting situation, and one that I almost navigated with my mentor prior to his passing this last year.

I to would highly recommend to anyone in your situation to house hack in a good growing market.  

But, that is not always the right answer and you should speak with someone familiar with your personal situation to get advice specific to you.

Many tenants will stubbornly refuse to acknowledge their situation and dig in.
