I am trying to learn how to properly estimate rehab costs and negotiate with contractors. I’ve heard a lot about contractors taking advantage and overpricing. Any advice would help.

Your investing career will be determined by your ability to accurately predict variable expenses, vacancy, maintenance, and CapEx. 

And regardless of whatever claims a company makes regarding the ranking of phone numbers, it's 100% not accurate and they are just trying to make it sound better.    

And before people start saying that the Seller will just net more, that also isn't accurate.
