The was no such fee in Las Vegas when I did the same. 

Hey everyone, I'm just curious to know what you think the best real estate investment in Las Vegas is and why?

Texas is quite High.. to me Texas makes sense for locals who can offset very high prop tax's with Zero income tax.. to pay income tax and high prop tax's is a double whammy LOL  Vegas baby low tax's some of the lowest in the country and ZERO income tax for residence..  

I just sold my 24 homes in Las Vegas because of the problems with HOA's and some were $150 per month, or $1800 per year.

Many hoas in Vegas say you have 1-2 years to build a home.

I bought a Vegas townhome cash  in the middle of the RE crash during the GFC of 2008-just as you guys taught. 

As someone who has been at this for more than 25 years now and having lived in 6 states (equally mixed between Red and Blue) and having invested in California (Bay Area, principally), Florida, Las Vegas, upstate New York, Ohio and Illinois I can tell you that what helped me achieve financial independence like no other were my California real estate investments. 

Just passed the State and National exam and looking for a broker here in Las Vegas.

All the above are sfh in vegas. 1 townhome property in Mn 7 years. 100% payment on the  Good screening along with automatic EFT means only tennants that literally don’t have the money don’t pay.

Learn to do it right.last year this time there was a gentlemen in Vegas who was big into restaurant and such there.. who was predicting a worse crash for Vegas than the GFC..
