I was looking into the Residential Landlord and Tenant ordinance but it was unclear to me if my situation applies to it since it states "The ordinance covers most rental properties located in Chicago except units in owner-occupied buildings with six units or less; most units in hotels, motels and rooming houses, dormitories, shelters, employees' quarters, and non-residential rental properties, and owner-occupied co-ops". 

We bought a house that had a mother in laws quarter in the rear.

What are routine (monthly, quarterly, yearly) maintenance stuff I should do to make sure my rental is in good working order.

House is a 3 bed 1 bath 2200 sq/ft with a separate mother in law quarters w/ it’s on bathroom and kitchen.

So lock in a price now and by the time it is built (end of 1st quarter 2022) you will have realized a pretty nice equity spread.

My CPA also has access and reviews my accounts each quarter. 

Recently in my quarterly visits I like replacing the hvac filters, run some diluted chlorine down the ac drain line, the water is very hard so I recently started running some drano down the lines.

The likes of George Soros, Seth Klarman, Warren Buffet are practically indistinguishable from the degenerate gambles haunting the Vegas strip at all hours with their bucket of quarters.

You also have to deduct state and federal taxes, often paying someone to fill out the forms quarterly.  

It's a quarter acre and on it sits a 1956 mobile home that is super water damaged.
