Creating an addendum is the right move, especially if the tenant has been paying utilities as intended.

It is possible that over time, Google ranking metrics recognize the uniqueness of your key words, and you move up in the rankings organically (without a cost to you), so that you can be found easily on Google searches for your location.  

They usually spend one day going through the property checking everything for a couple of hours and move forward.

I think its rare you can take a model you're doing in this are or product and just move it somewhere else or on to some other product.To me, If you have a niche that works and you're good at it and the numbers are strong,  I believe you should put everything you have into that business model and grow it and grow it fast while the getting is good. 

This protects your investment and gives you leverage if there are issues.Other Tips:Make sure the lease explicitly defines the move-out date.Conduct a thorough walkthrough with documentation before and after the lease period to avoid disputes.Handling a seller-to-tenant situation can be tricky, but with the right precautions, it can work smoothly.
