The ARV and costs to rehab are not the wholesalers job to tell you, that is for you to do your due diligence and come up with the ARV on your own and the rehab budget.

Bills like this are difficult for tenants to budget and create messy scenarios when someone moves in/out around the timeframe of the bill coming out. 

My question is if inspection turns up foundation damage will cost much more than what I expect and budgeted for... 

I have been budgeting and saving but I don't have an agent so it's been difficult to find listings.

But again I think it's best to budget/save before putting the cart before the horse. 

We just bought a SFH home because of our budget, but I totally wish we would have house hacked!
