I purchased one off the MLS that fit that rule but I saw the pattern in that the owner was dropping the price 10% every two weeks so I knew they were desperate to sell the property and they took the low ball offer.

Spend a little of your money on yellow bandit signs and a thick black marker, set some signs out in areas you would like to invest in, and start the ball rolling talking to sellers.

Sell to an actual end-buyer and take my assignment fee at time of closing.Side Note: If anyone has any comments about this strategy, please let me know, as I'm open for any/all suggestions.Now, here's my question...As a new, aspiring investor here in the Sacramento area, especially within the suburb where I live, and the surrounding neighborhood, there's been an influx of homes that have been foreclosed on, which the banks have bought back and have sent to their respective RE companies for resell.Would these REO's be worth my time going after, in order to hopefully wholesale and if so, what kind of reaction should I expect on submitting low-ball offers?

It's not about big houses, boats, planes, and cars, jewelry, fur coats, and trips around the world-- though I've had and done my share of all that-- it's about going to sleep at night knowing that if I don't wake up, my family has fond memories of me, that I was there for them while I could be, and that the last thing they have to worry about amid the trauma of losing a husband and father is money.
