A very convenient advertisement for your business, not actually adding to the thread in any way.

It is nearly impossible to advertise on more sites than Airbnb and VRBO as an individual doing it by themselves; without the help of an integrated property management system.

I'm unwilling to spend thousands per month on advertising, letters, and lead generation.

We advertised as no pets allowed and that lost us a lot of lookers.

I have never done this before and will like to get more information on how to furnish my property, appliances to purchase, beds and all the essential items I need to put in the property as well as websites to advertise the property.

Seems like a Fox News “you should really be angry about this and spend more time on our website/ watching our channel so we can sell more advertising” type of issue to me.  

In Florida and specifically my area sometimes it is hard to market a property at a certain price and advertise the energy quality of the home. 

Putting the entire screening criteria in my advertising is not required in my area, but if anyone asks for the criteria, yes that is what I tell them that I'm looking for.

If it is 3 then you have a legal triplex, if it is 2, then they are falsely advertising or they are owner occupying it. 

I know the advertised returns aren't guaranteed but 7% annualized monthly cash flow with upside of an additional 13-20% annually when the property sells, aligns well with my investment goals.
