Although PG's are great and all but in reality almost never collectable.. anyone who has a PG that has value probably is not needing to borrow 50k from you as Chris mentioned.lastly there is not a ton of equity in that deal it could go off the tracks pretty easy.so there ya go can you afford to lose the money and just shrug it off or not.

@Kate Kratochvil if you have good credit 720+ use that money to open a REI LLC and apply for BC using a PG. 

My markets are not mentioned directly (pg. 5) as I do not invest in large cities but the general tone lines up with my experience in my areas and their closest listed metros- slowing to negative rent growth, lots of new inventory coming online that may be difficult to fill (and giddy inexperienced investors that don't appear to realize that the music may stop soon and they could be the one without a chair).

I usually schedule appointments in short time slots over a 2-hour period on one day of the week, usually Saturday.  

Ryan Gilroy what type of investing (buy and hold /fix and flip) and what target / price rangeNE /SE DC and PG county are where a lot of investors are buying.

Nobody can tell the future, if we could we'd all be in Vegas playing the slots, not buying houses.

And yes, I have flipped with adding on sq ft, but it's not really a flip then because you're talking s lot more time and money....Depending on the property there is still money to be made though....
