You might have to give up some income from the rentals but it gets you ownership of the park and time to fund long term financing.  

@Kezia Edmonson, it's all about the valuations as @Jon Taylor mentioned.In your 1031 exchange you must purchase at least as much investment property as you sold in order to defer all tax. 

Any of these will leave you in a much better position for success, and provide a greater income while you learn.

You can find the most recent sales price for the property on the local tax records website or by doing a quick search on Zillow.

And if there is a "why" then the 1031 is what you want to use to get into a new property and defer all tax.
