The biggest employer shut down about a year ago and 3  hurricanes (2 major) hit directly in the last year.

These policies have been to the detriment of small businesses, the self employed and to large extent  true GDP producers.

As a US citizen I have an SSN, file taxes every year on my foreign employment income, hold US-domiciled assets (stocks, IRA, 401k), and I have a ~15 year credit history with a decently high score.

Hello Kyle,When screening applications for the properties that I manage, I always look for:- Income of at least 3 times the monthly rent (verified through the employer)- Credit score of 580+- Rental verification with past landlords (no outstanding balances, no late payments, and the property left in acceptable condition)- No history of collections, evictions, or criminal offenses- No overdue debt (except medical debt)I have found this screening standard very helpful when finding tenants who pay on time and treat the property well!

Columbus also has great macroeconomics - lots of job growth, population growth, and major employers developing here.

Through my studies, I met my current employer, who owns a construction company where I serve as the Sales Director.

Plus the infrastructure is growing, Section 8 is a great source for tenants, and there is a bunch of large employers there.

Then he narrows down to towns that have steady employment, good cap rates, and a shortage of rentals.

Sounds like a good situation from the employment perspective.
