If you are getting title insurance also will need to use a closing agent etc.If you are trying to wholesale a home with owner financing that is another ball of wax, as most seller financing deeds of trust ARE NOT assignable due to legalities involved with Dodd Frank.

The last time I inspected the backyard was about a year to maybe 10 months ago , when they let a simple fix of a new wax ring on the toilet flow water for several months not telling me and ruined the tile floor.

All can be fixed with the replacement of the toilet and wax ring...which shouldn't cost you more than a couple hundred bucks.The foundation issue is a completely different story.
