I'd recommend periodically visually inspecting the water drainage flow every so often and advising future tennants that the a/c drains there, therefore please make sure that that sink drains very well at all times and notify you asap if it does not.  

Should this be a deterrent?

Maybe an ultrasonic bark deterrent would work in the apartment.

I would install cameras and visually inspect the driveway every day for evidence.

In Florida average homes have minimal molding, usually just base trim and door trim so the texture adds some visual interest to otherwise flat, boring walls.I think drywall texture is a perfect example of how you need to understand your market and your buyer's needs/wants.
