Let the electrician cut his/her pockets for pulling the new wire and do the patches, then seal everything with an oil-based primer and repaint.

I’ve painted oil Derricks, built roads, built houses, remodeled houses, commercial painting, custom showers, foundation repair, truss repair, Roofing, excavation, it’s all a good time to me.

After 15 years in this business, the hard market looks like it's here to stay. my background is in underwriting cargo, commercial auto and marine risk for oil & gas and trucking and all markets are facing repricing or pulling out altogether due to higher losses during covid.

Target areas with additional economic drivers other than oil.

This forum is full of real estate experts, and the ones who are hard selling courses, trainings, mentorships, masterminds, tribes, or snake oil usually don't last long here. 

3-This is just another way to try and spend for growrh, which has never worked for anyone who had been in office.If the govt, lowers personal and corporate taxes, lowers regulation, opens up drilling for oil (to lower inflation), and lower interest rates, will help more pp than any down payment program.

The only thing I would anticipate needing in terms of capital expenses in the next few years would be a new HVAC unit which is on the older side, but we have already budgeted for that and have a service contract with a company that manages our HVAC, water heater and oil tank.Am I crazy for thinking that a property management company would be an unnecessary expense in my case?
