Technically you are risking your earnest money should you fail to close but if you have things lined up right this is a low risk item.

At the end of the day, if the numbers still add up right and make sense, then adjust your offer and go for it.

There are other requirements but as long as you get it set up right and follow all the rules, it will protect your liability.
