The old wood siding will need to be replaced as well because of combined termite and squirrels going buffet style on it.With all that being said I'm wondering if anyone has remediation experience with major termite issues.

I understand that with these houses there will be what seems like a lot of unplanned expenses that pop up.

@Robert Carroll,My most successful strategy has been to follow the squirrels. 

I would check that out also.I had an issue with squirrels in the backyard of one of the rentals, causing problems.

@Michael Garofalo hardie plank will keep them out but you have to have a hole somewhere now for them to be getting in. squirrels and mice squeeze through small holes but a racoon needs some space. 

A few days later she said she now thinks its squirrels in the attic...I went out to check the attic, because I certainly don't want a squirrel living in there. 

This is a huge unplanned annual expense.

So I set a couple mouse traps, a squirrel cage and some mouse poison.
