Those old drum traps in particular are pretty awesome to get cut out and replaced with pvc. 

For sure there are many charlatans out there - not looking to get trapped by bs setups. 

If your looking for the least amount of risk and biggest bang for your buck I would look for a company that is a reputable turnkey provider thats actually in Detroit and offers things such as an efficient boots on the ground team, all sorts of established local relationships, solid in-house management, an operation that is highly skilled and well versed in section 8, a company that has proven relationships with both out of state and local lenders.

I'm seeing a crazy ramp up in FSBO / expired leads now that interest rates have topped 7%trapping sellers. 

Perhaps the Turnkey Company may even specialize in section 8 which would be another big positive if an investor is looking for less risk and government guaranteed rent and cash flow.
