(This is probably the lender hes using)Let's see if we can find something better...Lender 2: 7.999% with 2.25 Points Upfront... that's expensive, these guys are usually more competitiveLender 3: 7.124% with 2 points up front or we can buy the rate down more with these guys.If you pay an additional 2 points upfront we can bring it down to 6.499%, which looks pretty these days... but let's see what that translates to payment wise....

This translates to: they know they will make more with your money in stocks / & bonds long term.I know the allure of fixed / known income is appealing… but if you do the math I bet you will find that the historical average of the market outperforms what the insurance company is offering as the return on the annuity.

We translate all of the PM software data into their QBO(s) each month to show complete financials (property-specific & non-property specific transactions all in 1 software).The downside is QBO is not set up for REI so you'll need to do that or work with an expert to ensure it is set up for your business appropriately.Something else to keep in mind is your entity structure and how your entities file tax returns.

Simply doesn't make any sense.I have seen these guys typically have a hard money loan of $600k recorded, which translate to about $150/sqft. and that typically would also include their 'GC fee' already.
