Those companies ALWAYS make it a big deal. 99% of mold is non-toxic and unless they are "huffing" the material, they will be just fine. 

It's on a nice big lot and includes a large metal garage/shed. 

I’ve seen landlords successfully sued for large amounts due to refusing to remove dead trees resulting in injury; not complying with swimming pool enclosure laws; having window frames in such bad condition that window ac units fell out; refusing to disclose existence of toxic mold; not eradicating lead paint; and many more.  

It's around 4 acres of land that could be developed into a cul de sac with ~10 SF homes.However the lot currently hosts a 5k sqft commercial/industrial structure (made out of metal). 

I’d rather not encounter a toxic tenant who may destroy my property and spew verbal sewage to my other tenants.

We actually sold one of the 5 acres however it had a 20 thousand sq ft Butler metal building and we sold that to someone in the Wine business actually for Champagne Ridling machines he had invented.

But I have not met all the gurus out there.That’s my bias on the subject, in a nutshell.

The windows weren't the problem - it was the framing around them where they weren't strapped with metal at the bottom of the posts - and the framing requirements were totally different in 1908 when the house was built.  

I had multiple FIVRR folks do work but a lot of them will create back links on sites with high toxicity scores so it actually ends up hurting you.
