Along the same lines, the buyer who can barely qualify for the entry level SFH is acutely aware of their cash shortage and therefore are going to be less accepting of household features near the end of their useful life, even if still functional and have a stronger desire for anything that is listed as a deficiency on the inspection report to be corrected. 

As we have 100+ year old trees on the property, as well as a pond and year round stream, I think it could also be used for a tiny-home or tiny-office (commercial) community, which would allow me to maintain control of my property long term and providing recurring revenue to me (my company). 

I believe that the residential real estate brokerage industry should be a tiny fraction of its current size, with far fewer agents and total commission dollars paid.

It wasn't a good deal $90k because of the age, weird layout, and the bathroom was tiny. 

The rehab estimate seems very low and the ARV seems really high in my opinion, just based on a tiny bit of research looking at what this property was listed for recently (it hasn’t sold), and what the surrounding similar properties are worth (~$250k).

It takes about 10 years of never missing a payment, using light leverage relative to your income, and using a tiny fraction of your available credit card limits.
